Description
Approximately 110.92 acres (44.89 hectares) or thereabouts of productive arable land For Sale by Private Treaty as a whole.
SITUATION
The land is located just to the east of the rural village of Slade Hooton in South Yorkshire and is approximately 9.5 miles east of Rotherham. The land is well positioned with good transport links and is easily accessible to both the M18 and M1 approximately 6 miles away.
The land is accessed directly from Abbey Lane situated between the villages of Slade Hooton and Roche Abbey.
DESCRIPTION
The land extends to 110.92 acres (44.89 hectares) or thereabouts of predominantly arable land with some small areas of woodland/amenity land (extending to a total of 5.81 acres), as shown edged red on the attached plan. The land is for sale as a whole.
The land is classified as Grade 3 on the Agricultural Land Classification (Provisional Edition) Map. According to The Soil Map of England and Wales the land is made up of the Aberford soil type more particularly described as shallow, locally brashy, well-drained calcareous fine loamy soil over limestone; and the Bardsey soil type which is more particularly described as slowly permeable seasonally waterlogged loamy over clayey and fine silty soils over soft rock.
The Vendor will be retaining an area extending to approximately 9 acres (3.64 hectares) on the southern boundary of the land, as shown edged blue on the attached plan. The Vendor has confirmed they would be willing to offer this land on a Farm Business Tenancy to the successful purchaser to farm, for the time being, as part of the wider holding.

TENURE
Freehold with vacant possession available upon completion. The land is subject to a short term Farm Business Tenancy that is due to expire on 28 September 2019.

The boundary adjoining Abbey Lane is not fenced but all other boundaries are comprised of a combination of hedge and ditch.
EASEMENTS AND RIGHTS OF WAY
The land is sold subject to all existing wayleaves, rights of way, easements and rights of drainage whether specifically referred to in these particulars or not. There is a public footpath crossing the land and there are several electricity pylons located on the land. There is a Deed of Grant which gives the East Midlands Gas Board or their successors in title the right to lay and maintain a 12 inch diameter gas main on the land. BASIC PAYMENT SCHEME
There are no Basic Payment Scheme entitlements attached to the land.
MINERALS, TIMBER & SPORTING RIGHTS
Timber rights are included in the sale insofar as they are owned by the Vendor. Manorial rights including sporting, gaming, hunting, mines and minerals and ancillary powers, are expressly excluded from the sale.
RESTRICTIVE COVENANT AND OVERAGE AGREEMENT
The land will be sold subject to a restrictive covenant which will restrict development for the lifetime of the sewage treatment works which sits adjacent to the south-western boundary of the land. The restriction will not extend to development for agricultural use.
Should the sewage works ever cease operation, the land will be subject to an overage agreement which will entitle the vendor to 50% of any uplift in value for a period of 50 years from any development of the land, excluding development for agricultural use.
