Accommodation
Note: Interested parties should read the legal pack for further information relating to easements and overages, for example, that may be applicable to the site.
Planning
Dalcour Maclaren have provided an independent planning appraisal for the site that can be downloaded from the legal pack. Part of their Executive Summary states:
Five potential uses have been identified:
- Creation of residential dwellings (either large single of small multiple) or live/work unit through construction of new builds.
- Non-residential use eg. offices/stable/garage/studio/storage.
- Seasonal business such as seasonal campsite/eco-cafe/farm shop/play area.
- Recreation connected with river eg. water sports or fishing.
- A site for renewable energy.
The site is considered suitable for redevelopment allowing for varying options given the generous space available.
The existing built form (including hard standing areas) provides a suitable basis for redevelopment of previously developed land (PDL). National and local policy is supportive of re-use of PDL and the site could offer an attractive opportunity for a rural development, whether it be for residential or commercial purposes.
These proposals could support Doveridge through providing social and economic benefits, thus fulfilling policy drivers to support the rural economy and retain the vitality of rural communities.
The above is for information purposes and should be read in conjunction with the full report contained within the legal pack. Further enquiries should be directed to: Derbyshire Dales District Council
